Honor, in part, affirms growing concern by low-income community groups of
 declining affordable housing units available in the City of New York

New York, NY - Phillips Nizer LLP is pleased to announce that Marc A. Landis, chair of the Real Estate Law Department, and litigators Daniel M. Kolko and Candice F. Frost will be honored on Monday, November 5, 2007 by Manhattan Legal Services with its 2007 Legal Advocacy Award.  The award commemorates the team’s ongoing pro bono representation of remaining tenants of two women’s-only SRO (single-room-occupancy) buildings, Parkside Evangeline and Ten-Eyck Troughton in Manhattan, owned by the Salvation Army (“The Army”).  

Abbreviated Case Background:  Earlier this year, the Army issued eviction notices to residents of both SROs, attempting to utilize its charitable status to sidestep the rent stabilization laws, so the buildings could be sold to developers for a higher price.  Phillips Nizer LLP has acted as co-counsel with Legal Services for New York City, and the case is before the Appellate Division, First Department. 

Mr. Landis maintains a diverse real estate and corporate transactional practice focused on the acquisition, development and preservation of affordable housing, among other areas.  He is an active community advocate, and is chairperson of the New York City chapter of Citizen Action of New York.  Mr. Landis has served as pro bono counsel to many educational, religious, community and tenant associations. 

Mr. Kolko and Ms. Frost are attorneys in the Firm’s Litigation Department.  Mr. Kolko has wide and varied experience in complex business, commercial, bankruptcy, appellate, tort and products liability litigation.  Ms. Frost practices in general litigation.
